Title and boundary issues arising in conveyancing transactions.

Contentious Conveyancing & Probate
Disputes and challenges linked to contentious probate matters.

Conveyancing & Property Transactions
Providing practical legal guidance on residential and commercial property transactions.

Why I Chose to Work in Law

I have worked in law from the age of 17 and never looked back, developing a strong appreciation for the structure, problem-solving, and client impact that the profession offers. From an early stage, I was drawn to the practical and meaningful nature of legal work—particularly how it supports individuals during important and often challenging life events.
Over time, my experience has reinforced this interest, especially in areas such as conveyancing and probate, where attention to detail, clear communication, and the ability to navigate complex issues—like title, boundary, or contentious matters—are essential. This has not only strengthened my technical understanding but also my commitment to delivering a professional and client-focused service.

Cases we are proud of at Gibson & Associates LLP

Ongoing Application with the Court to obtain a Benjamin Order which is a legal Order that allows Personal Representatives to distribute an Estate.
This may arise particularly when there are difficulties in tracing beneficiaries or determining their status and the Order originates from the case Re Benjamin [1902] 1 Ch 723.
In my case the Grandfather died in 1947 and I had to clear off his children which had since passed. In order to do this, I obtained a Geologist Report and had to place advertisements with a local Donegal Newspaper, advertisement in a National Newspaper and finally an advertisement in Philadelphia. The advertisement requested any beneficiaries or creditors to come forward within a certain timeframe. After a suitable time of waiting, an Application was then lodged with the Courts to obtain the Order to enable the LPR’s to administer and distribute the Estate of the Deceased. The Court Hearing will hopefully be heard in July.

I also am in the process of obtaining an Order to allow me to sell a property on foot of an Enduring Power of Attorney (U.K.) and in order to do so, I have to lodge an Application with the Courts to recognise the UK Enduring Power of Attorney and once I have received the Order I can then proceed to sell the property. Again, I hope that the case will be heard in July.

Conveyance – would recommend
Celine and Blaithin were attentive and speedy where possible, and explained complex things in simple terms to help me comprehend the full process of buying a house. They also dealt well with challenges encountered in the process.

Excellent service
We have been working with Celine and Blaithin and we can’t thank them enough. We purchased a house and our journey was a rollercoaster do to issues with the vendor’s solicitor, but Celine and Blaithin made sure that everything was sorted before closing. We got the house just before Christmas, a big thank you to both of them!

Excellent Experience
When buying a home we had an excellent experience with Gibson & Associates from start to finish. Their quotes were transparent and itemised so we knew what we were paying for and getting. They were thorough and communicated clearing at all stages of the process so we understood what was happening and what (if anything) was causing delays or needed addressing. Would highly recommend to anyone looking for a solicitor to guide them through the house buying process.
