DO I NEED A SOLICITOR
Well, that depends. Some mortgage providers and lenders will offer a package which doesn’t require you to take legal advice. Many times, in those instances, although there is no requirement by the mortgage company for you to engage a solicitor, it’s important to know that the solicitor that they appoint is acting for the Lender, not you. They will be ensuring that the Lender is adequately protected…as their client is the Lender. They may request documents and signatures from you, but they are not there to provide you with advice or to look out for your interests in the new transaction. For some people, they are comfortable with that.
For others, they will want to have their own independent legal advice, and that’s when you need to engage a solicitor.

This means there are few if any errors or issues on the Title, and the rest of the process can move quickly. It’s important to understand that some of those options may require additional work to be done, which will mean the estimate will need to be adjusted.
Lastly – it’s important to remember that there will be some other costs involved in a Property Re-Mortgage, mostly in relation to Land Registry Fees, Searches and fees to lenders. As a guide, this can usually total around €400.
