We adopted a structured and evidence-led approach, recognising that boundary disputes in Ireland are ultimately determined by a careful analysis of legal documentation supported, where necessary, by expert input. Our initial focus was on assembling and analysing all relevant materials, including title deeds, Land Registry folios, historical maps, and any available documentary evidence relating to the properties.
Where discrepancies arose between mapping and deed descriptions, we advised on the legal principles governing priority, including the primacy of clear deed-based descriptions over general boundary mapping. We also engaged with appropriate expert input to assist in clarifying the physical position on the ground and aligning this with the legal documentation.
At the same time, we maintained a strong emphasis on achieving a practical resolution. We engaged directly with the neighbouring party, setting out our client’s legal position in a clear and structured manner, supported by the evidence gathered. This allowed us to move the discussion from competing assertions to an objective analysis of the boundary.
While we remained fully prepared to initiate formal proceedings if required, our strategy was focused on resolving the matter through informed negotiation. By combining legal clarity with a measured and commercially aware approach, we were able to create the conditions necessary for resolution without immediate recourse to court intervention.
